Sophisticated design-build projects treat advanced planning as the starting line, not an extra step.
When you begin a road trip, you donât press the gas and hope youâre headed the right way. You decide the destination first.
Projects should work the same way.
Owners share their goals.
Design-build teams listen carefully.
Plans move forward based on those inputs.
But cognitive science suggests nearly 90% of human decision-making happens outside conscious awareness.
Which means many of the assumptions guiding a project were never fully examined.
Not because anyone did anything wrong.
Simply because humans are very good at believing we understand our own habits and priorities.
Sophisticated projects account for that.
They pause at the starting line to vet and verify the real project inputs â both the spoken goals and the patterns revealed through daily life.
That upstream work reduces risk, protects timelines, and gives the design-build team something far more valuable than preferences:
Verified direction.
Direction before speed.
Thatâs where sophisticated design-build projects begin.

The 3F Foundation is our proprietary operating framework for residential projects.
It guides how decisions are shaped long before drawings begin.
We start with FEELING and no, weâre not talking about the warm-and-fuzzy kind.
Feeling is DATA. Itâs the lived experience of a home â what supports daily life, and where friction quietly shows up.
These signals exist long before homeowners have the language to describe them.
That doesnât make them vague.
It makes them valuable.
When feeling is ignored or misunderstood, projects drift.
When itâs respected early, everything downstream has clearer direction.
If youâre planning a home, ask yourself what your space is already telling you.
Thereâs a lot of moving parts inside a residential project, but the one thing you should always remember - âfiguring it out laterâ is a guaranteed road block for your project.
If you canât name what you need, then you pay for what you donât. Most projects donât fail dramatically during the Design-Build process. They fail before the first professional is hired.

Homes donât come together on their own. Theyâre built one decision at a timeâhundreds of small choices that quietly shape the final outcome.
Like a puzzle, every piece matters.
As a homeowner, the real work isnât answering questions. Itâs knowing whether your answers are moving you closer to the home you think youâre building.
So Iâll ask you this: Whoâs helping you see the full picture before the pieces are locked in?
Have you ever noticed how the trials or fires in life reveal the truths we must embrace? Beautiful + destructive at the time, and without them we donât build legacy.
Too many developments and homes are built to check boxes â not to change lives.
We believe design has the power to ignite something greater:
⨠Homes that spark growth.
⨠Communities that feel alive.
⨠Places where authenticity returns.
Itâs time to stop building for square footage and start building for purpose.
đĽ What makes a place feel alive to you?

Our surroundings shape our hearts and minds.
A home isnât just a roof and walls.
A neighborhood isnât just streets and lots.
They can be tools for spiritual growth â places to pray, reflect, gather, and build legacy.
+ A home designed with intention can spark growth in a family.
+ A neighborhood built with vision can connect people in deeper ways.
+ A community shaped with care can leave a legacy that lasts.
Jesus said: âYou are the light of the world. A city on a hill cannot be hidden.â (Matthew 5:14)
The world doesnât need more noise. IT NEEDS MORE LIGHT.

Only two families have called this lakehouse home in 45 yearsâand weâre proud to be the second.
The first photo was sent to us by the original family, who built it by hand in 1980. The second? From this yearâs Parade of Homes. From âwhere we startedâ to âwhere it stands,â our goal has always been to preserve the heart while bringing in new life.
And now, starting in July, you can experience it for yourself.
Weâre opening the lakehouse for short-term staysâdesigned for those who value comfort, connection, and a bit of slow living by the water.

Ever stared at blueprints and wondered if you're missing something crucial? You're not alone.â
â
Most homeowners get handed traditional plans and told to "figure it out"âbut there's so much hiding in those flat drawings that's impossible to catch until it's too late (and too expensive to fix).â
â
That's why I use 3D modeling to bring your plans to life before construction starts. When you can actually walk through your future home, you spot the issues, make confident decisions, and fall in love with your designânot just hope for the best.â
â
Ready to see your project with total clarity? Let's refine it together in 3D.â

TGIF⌠well almost. We are definitely welcoming the weekend here at LC+Co. TRUTH BOMB: itâs been a tough week. Letâs face it. We all have them, but rarely talk about it - especially on social media. Weâve had a week full of ânoâ and ânot yetâ from God, but still weâre finding comfort and beauty as we enter this period of waiting. We like to say beauty is kinda of our thing at LC+Co., but the ultimate Creator is showing off tonight. đ¤ Hereâs to embracing the waiting (AND its beauty), the process of transformation and a promise for tomorrow. Cheers!
