Good afternoon everyone!
Our offices will close at 4:00 today, Friday, January 23, 2026, due to the impending winter storm. Please save the emergency maintenance contact number (662)679-0138 to your contact list in case of an emergency during the storm.
The following is a list of things that MUST be done in your rental units to help prevent frozen pipes, property damage, floods, and fires:
Open cabinet doors under all water faucets inside the unit, this allows heat to circulate around the pipes and keep from freezing.
Do not turn the heat off, make sure it is set no lower than 65 degrees.
Leave each sink faucet at a drip on both hot and cold water- moving water reduces the possibility of freezing inside the pipes.
Locate the water meter for your unit and know how to turn the water off at the meter in case of bursting pipes and floods.
Make sure the batteries in smoke and carbon monoxide detectors are good.
Do not use your oven for heat, this is a fire hazard.
Cover all outside faucets and disconnect all water hoses to prevent freezing.
If your heat is electric and the main heater stops working, there is an emergency heat setting that needs to be used until maintenance can repair.
If you have a fireplace, please use it if your main heat stops working.
If you have electric plug in heaters, please do not leave them unattended and do not use them with an extension cord, this creates a fire hazard.
Lastly, please understand we will do everything we can to assist you if you encounter an emergency during this storm, but we must keep everyone safe, including our employees. If travel is too dangerous, we cannot dispatch maintenance until the roads are clear.

Please be advised we are expected to have cold and icy weather in the next few weeks. To keep yourselves warm, safe, and to be prepared, please complete the following to keep pipes from freezing and your families safe:
* Open cabinet doors under all areas that have plumbing.
* Leave the hot and cold water at a drip at faucets that are against
exterior walls.
* Do not turn the heat off, leave it on at a minimum of 65 degrees.
* Open water heater closet doors if the water heater is accessible or
on the main floor. If it is in the attic, please keep the faucets at a
drip to keep water moving in the pipes.
* Cover exterior faucets with newspaper, styrofoam covers, or a
material that will keep the faucet from freezing.
* Make sure you have extra blankets, bottled water, non-perishable
food, flashlights, batteries, electric blankets, and a plug in heater
if your main heat goes out.
Other items to have on hand are a generator, extension cords and gas for a generator, fill up your vehicles with gas, lighters and candles, a can opener, toilet paper, all medications, a grill and charcoal or propane, and do your laundry before the storm hits.
If roads freeze over and you must drive then let some air out of tires down to around 25 psi. This way tires will get better traction on road since tires will be more spongy.

As the temperatures begin to drop, please take a few minutes to prepare for the possibility of frozen pipes, dangerous road conditions, and utility outages. Check on your neighbors and any animals left outside.
A winter home emergency kit needs water, non-perishable food, first-aid, warmth (blankets, layers), light (flashlights, batteries), power (chargers, radio), sanitation (wipes, bags), tools (can opener, wrench, shovel), and communication (phone, charger) to handle power outages from storms, focusing on staying hydrated, fed, warm, and informed.
