Most investors are constantly chasing the next deal.

I know because I've been guilty of it too.

Always looking for the next property.
The next acquisition.
The next opportunity.

But here's something I've learned:

Sometimes the best deal is the one you already own.

One owner-finance deal structured correctly can create enough cash flow to replace a part-time income.

Two can replace a full-time income.

I didn't buy another property to generate an extra $1,000 a month.

I used a house I already owned that was just sitting there.

That's the difference between collecting properties and creating cash flow.

The investors who build long-term wealth don't just know how to buy real estate.

They know how to structure it.

This isn't complicated.

It's just not talked about enough.

I sold a house...

But instead of taking a one-time payday and walking away, I structured the deal to create monthly income for years to come.

Today, the buyer sends me $1,350 every month.

I still have an underlying mortgage on the property, so I send $338 to my lender.

That leaves me with $1,012 in monthly cash flow.

Every. Single. Month.

This strategy is called owner financing, and it's one of the most overlooked wealth-building tools in real estate.

Most investors focus on finding deals.

Experienced investors focus on structuring deals.

The house creates the opportunity.

The terms create the wealth.
