Spring housing conditions are finally shifting in buyers' favor. New listings jumped 12.9% year over year, active inventory is up 4.8%, and the median listing price has fallen for 14 consecutive weeks, down 1.7%, according to Realtor.com's latest weekly market update. Asking prices have now either fallen or remained flat for 26 straight weeks, and on a per-square-foot basis, prices are down 2.3%, suggesting underlying home values are genuinely declining. Mortgage rates have also pulled back after a sharp April spike.

It’s becoming increasingly common to see homes listed on the MLS without any photos. This can create unnecessary concern for potential buyers, who may assume there are issues with the property—even when none exist—and quickly move on to other listings.

Regardless of market conditions, it’s important to evaluate the level of effort your agent is putting into marketing your property. If they are not including photos, it raises the question of what other opportunities may be missed in effectively presenting your home.
