Thinking about selling?

The condition and updates of your home can matter for more than just the buyer's inspection.

Insurance costs are becoming an increasingly important part of the home-buying decision, and buyers are paying closer attention to what it will cost to insure a property.

If you've recently replaced your roof, HVAC, water heater, windows, or other major systems, make sure you have documentation showing those improvements.

Those updates can help tell the story of your home's condition and give potential buyers—and their insurance providers—more information to work with.

Before you list, make a list of your home's major updates. It could be more valuable than you realize.

Did the home you're buying recently get a new roof, HVAC system, water heater, or windows?

Don't overlook those updates when you're getting an insurance quote.
Insurance providers consider the condition and risk associated with a home, and newer systems may help reduce risk. Keeping documentation of improvements can also be helpful when talking with your insurance provider.

So when you're touring a home, don't just ask:

“How old is the house?”

Ask:

“What's been replaced or updated?”

Those details can matter when you're figuring out the true cost of owning the home.

HOME TIP TUESDAY

Cracked or missing caulk around your tub, shower, or sink can allow moisture to get where it shouldn't. Take a quick look and replace damaged caulk before a small issue becomes a bigger one.

“How much will this home cost to insure?”

It may not be the first question that comes to mind when you're house hunting, but it can make a big difference in your overall budget.

Insurance costs aren't necessarily the same from one home to another. Factors like the home's age, condition, location, roof, mechanical systems, and other risks can all play a role.

Before making an offer, consider getting an insurance quote so there aren't unexpected surprises later.

The goal isn't just to find a home you love. It's to find a home you can comfortably afford.

We Remember.

Today, we pause to remember the lives lost on September 11, 2001, and honor the courage and sacrifice of the first responders, service members, and ordinary Americans who came together during one of our nation's darkest days.

We remember the families who lost loved ones.
We remember the heroes who ran toward danger.
We remember the unity and compassion that brought communities together.

September 11, 2001 — Never Forget.

HOME TIP TUESDAY

Here's an easy one: check underneath your kitchen and bathroom sinks for leaks, moisture, or signs of water damage. Catching a small leak early can save you from a much bigger problem later!

Found a house you love, but it's more than you wanted to spend?

Don't automatically assume you need to increase your budget. Try expanding your search first.

Consider:
- A neighboring city
- A different neighborhood
- A nearby suburb
- A slightly longer commute
- A different school district
- A home with fewer “extras”

According to a recent NewHomeSource survey, moving to a less expensive area, looking at different neighborhoods, and relocating to a more affordable state were among the top compromises Gen Z buyers said they'd consider.

Your budget is an important part of your home search. Don't let one ZIP code determine what homeownership looks like for you.

HOME TIP TUESDAY

Your gutters play an important role in directing water away from your home. Keep them clear of leaves and debris so water can flow properly and help prevent unwanted water damage.
