Working with the FSA is a black box problem because they communicate directly with the buyer and will not communicate with the real estate broker. This makes it really difficult and can sabotage and delay transactions. Staying in constant contact with the buyer and educating them to communicate is the best strategy. This is particularly important with young, inexperienced buyers who may be shy, hesitant, and inexperienced in making things happen. It is therefore important to insist that the buyer work with a lender that will communicate with the realtor in order to stay on top of the process with the FSA.

The real estate market for vacant land (without a house) is moving fairly slowly.
The hot spot is in the 10 to 15 acres range where it is a seller's market.
