Here we goooo📈📈📈 U.S. homebuilder confidence spiked in January by the most since February 2023 as declining interest rates for mortgages enhanced affordability for many buyers who were ❌priced out of the market last year.⁠

The National Association of Homebuilders/ index of builder confidence rose this month to 44, the highest since September, from an unrevised 37 in December. A poll showed economists expected a reading of 39.⁠

“Lower interest rates improved housing affordability conditions this past month, bringing some buyers back into the market after being sidelined in the fall by higher borrowing costs,” said NAHB Chairman Alicia Huey. “Single-family starts are expected to grow in 2024, adding much needed inventory to the market. However, builders will face growing challenges with building material cost and availability, as well as lot supply.”⁠ 👷🏻‍♂️🏡🧱

Mortgage rates dipped again this week, enticing more rate-sensitive buyers and sellers to return to the housing market.⁠

The average rate for a 30-year loan dropped to 6.60% from 6.66% a week prior, according to Freddie Mac on Thursday. The latest average is the lowest level in seven months, since May 2023, when rates were around 6.57%.⁠

Homebuyers are returning to the market as borrowing costs retreated nearly 120 basis points from their October high when rates nearly broke the 8% mark. Aiding homebuyers is the uptick in listings from homeowners finally selling after a year of gridlock.⁠
