I know the numbers in commercial real estate can feel intimidating, especially when you’re starting small. But I’m living proof that you don’t have to start big.
We started with one property. Small projects. A lot of learning, education, and experience along the way. I even pursued my master’s degree in real estate because I wanted to understand this industry at a deeper level.
That’s also why at RudHil, we believe in teaching others what we’ve learned.
It doesn’t matter if you’re starting with a piece of land or dreaming about a multi-story building. What matters is learning how to recognize the opportunity in front of you.
Real estate is not just about what a property is today. It’s about what it has the potential to become.
What kept me in commercial real estate was never just the money. It was the opportunity to learn.
After years in property management and investment properties, I learned that commercial real estate is about understanding the business behind the building.
A property doesn’t necessarily have to be in the “best” location to have value. Who occupies it? What are they paying? Who are their customers? What do the demographics look like? Is the property performing?
Those are the questions that change the way you look at an investment.
For me, commercial real estate has always been about understanding how businesses, locations and people come together to create value.

But what makes this property special to me is seeing the businesses that started within these walls grow, expand, and eventually move into spaces of their own.

One of the most valuable skills I developed in commercial real estate was learning how to read a market.
When I enter an area, I’m not only looking at available properties. I’m looking at the businesses, services, demographics, and needs of the community.
Why?
Because commercial real estate has to make sense for the people it serves.
Understanding those patterns helped me recognize opportunities differently and make more informed decisions.
The property tells you one story. The community tells you another. You need to understand both.
Some properties give you a return. Others give you a story you’ll remember forever.
We purchased 3790 Pleasant Hill Road in August 2015 for $1.8M with 60% vacancy.
We saw opportunity. We renovated the property, improved the bathrooms, carpets and common areas, and worked to bring new life into the building.
In 2017, we sold it for $2.85M. In 2021, it sold again this time to Northside Hospital for $6M.
Coming back ten years later and seeing our improvements still standing and the property thriving in Duluth means something special to me.
Commercial real estate isn’t only about what a property is today.
It’s about having the vision to see what it can become.

Commercial real estate can feel out of reach because the numbers are bigger — but it’s not always where the journey begins.
