Fire Prevention Week starts tomorrow, and the first cold weekend isn't far behind.
Before you light the first fire of the season, walk through these seven checks. Get the chimney swept. Open the damper and look up. Look at the cap and masonry from the yard. Check the firebox for cracks. Clear the hearth. Test every smoke and CO alarm. And have a metal can with a lid ready for the ashes.

The easiest panic to stop is the one that never starts.
Buyers panic when the report surprises them. Two minutes before inspection day fixes most of that. Tell them every house has findings, including new ones. Tell them the report will be long, and long means thorough. Tell them a house doesn't pass or fail. Ask them to come for the walkthrough at the end, and let them know some items go to a specialist as a normal part of the process.
Buyers follow your tone. Set it before the report does.
