Don’t let simple maintenance items become negotiation points.
Selling your home? Inspection day isn’t the time to realize the attic is blocked, the utilities aren’t on, or half the light bulbs are burnt out.
Small things can create confusion, delays, or unnecessary follow-up.
Before the inspection, sellers should:
Make sure all utilities are on.
Clear access to the attic, electrical panel, furnace, water heater, crawlspace, basement, and garage.
Replace burnt-out bulbs.
Fix small maintenance items like loose handles, missing outlet covers, dirty furnace filters, or leaky faucets.
Secure pets and put valuables away.
The goal isn’t to hide problems.
It’s to make sure the inspector can properly evaluate the home and the buyer gets clear information without simple issues turning into bigger questions.
Thinking about selling? A pre-listing inspection can help you prepare before buyers ever walk through the door.

Should sellers test for radon before listing?
It can be a smart move.
Most sellers do not want surprises popping up once they are already under contract, especially during inspection negotiations.
Testing before listing can help sellers understand if elevated radon levels are present and address the issue early instead of reacting under pressure later.
For sellers, it can create more confidence going into the market.
For buyers, it can provide added peace of mind.
For agents, it is one more way to help clients prepare instead of scrambling once the clock is ticking.
This is Radon Tuesday Tip #5. Follow Total House Inspection for more home safety tips.
The most expensive words a buyer can say?
“Looks good to me.”
Because the biggest problems usually aren’t the ones staring you in the face.
A house can look clean, updated, and move-in ready while still hiding issues behind walls, under floors, in the attic, in the basement, or inside systems most buyers never think to check.
That’s why a home inspection matters.
It’s not about finding a perfect house. It’s about knowing what you’re buying before you’re responsible for it.
Before you buy, get the information.
Protect your investment.

During a Rochester Hills home inspection, we ran he sewer camera and found a massive buildup inside the sewer line.
It was so blocked that we could not get the camera past it to complete the full sewer inspection.
That is exactly why a sewer scope can be one of the smartest add-ons for home buyers. The house can look great above ground, but the expensive surprises are often underground.
For these buyers, this was money well spent.
Before you buy, know what you are buying.
📍Home inspections and sewer camera inspections in Rochester Hills, Oakland County, and Southeast Michigan.

Every excuse costs time, energy, and momentum. Winners pay attention to that bill.
You never know what you'll find during a home inspection.
Today it wasn't a roofing issue or an electrical concern—it was a WWII-era Ford Jeep. After talking with the owner, I learned he still drives it every summer.
Not every inspection comes with a piece of history.

Mike does not look for problems. He looks for the truth of a property and he reports what he finds. Every system, every component, every observable condition.
The buyers who walk away from his inspections know exactly what they bought. That kind of thoroughness is not an accident. It is the only way we know how to work.
Serving Southeast Michigan buyers across Oakland, Macomb, Wayne, Washtenaw, and St. Clair counties.
Some days, being a home inspector feels a lot like playing a game of Twister.
Today's challenge? Getting to the electrical panel through a very narrow opening in the wall. No shortcuts, no skipped steps—just finding a way to access the areas that need to be inspected.
Home inspections aren't always glamorous. Sometimes it means squeezing into tight spaces, crawling through attics, navigating crawlspaces, and finding creative ways to reach important components of the home.
Because the things that matter most are often hidden behind walls, in corners, or in places nobody has looked at for years.
We go where the house takes us.

Not every workday is spent inside crawlspaces, attics, or on roofs.
Some days, we’re behind the scenes creating content, sharing what we know, and finding better ways to educate buyers, sellers, and real estate agents.
Today we’re filming with Real Leverage Solutions at a beautiful builder’s model home in Troy.
Because for us, home inspections are not just about the inspection itself.
It’s about education.
It’s about communication.
It’s about helping people feel more confident before, during, and after the home buying process.
A big thank you to Real Leverage Solutions for helping us bring more value to the real estate community.
Behind every inspection company, there’s a lot happening before we ever walk through the front door.
