Welcome to Grandview â A Hidden Haven Near the Bay
Whispering brook flows.
A valley tucked from the world
Dreams root in soft earth.
Nestled in a quiet fold of land less than a mile from Grand Traverse Bay, this 6.5-acre parcel offers rare serenity, surrounded by mature trees and the gentle curve of a private brook. Though civilization is near, you'd never know it .. this is a place where nature holds sway, and peace is palpable.
Rain Kissed breeze drifts close.
Grand Traverse waves call softly,
Blue horizon hums.
The location is ideal: minutes from the scenic M-22 corridor and close to all the best that Northern Michigan offers: wineries, trails, lakeshore, and towns full of charm. Whether for a seasonal escape or a year-round dream home, Grandview is your basecamp for wonder.
Periwinkle shade,
Ancient trunks guard quiet ground,
Leaves tell secret tales.
Towering hardwoods offer shelter and story. Light filters through green canopies, dappling the land in shifting tones. A perfect building site reveals itselfâboth private and promising, ready for imagination to take shape.
One mile from the bay,
Imagination builds here
Home where peace resides.
Come walk this land. Hear the silence. Feel the calm. Grandview isnât just a property ..itâs a promise waiting to unfold.

đŹ Cue the corporate cheer music đś
One of my lesser-known talentsâbesides helping you buy or sell your dream home with uncanny skillâis crafting things with just enough precision to impress my cats and maybe a few humans.
Hereâs me dramatically unmasking (literally) a Real Estate One acrylic sign I made. Itâs oddly satisfying, slightly over-edited, and backed by the kind of upbeat music that makes you want to buy a minivan or open a 529 plan.
Enjoy the peel. đ

đNorthern Michigan Housing Market: A Game of Hide and... Wait?
Five years ago?
đ 8,500 residential listings in the local MLS.
Today?
đ Less than 2,000.
Youâd think homes would be flying off the shelves, right?
Well... not quite.
Average Days on Market:
âł May 2020: 70
âł May 2025: 92
So weâve got fewer homes, but theyâre taking longer to sell.
Itâs like everyone showed up late to the party... and forgot to bring snacks.
Inventoryâs tight. Buyers are cautious. Sellers are hopeful.
And the market? Still writing its next twist.
Stay tuned. More updates coming soon.

đ°**BREAKING: Florida's Going Full Pirate!**đ´ââ ď¸
Florida just passed a law making gold and silver legal tender. Yep, that means you could theoretically pay for a house with a treasure chest. đŞđĄ
Meanwhile in Michigan?
Not yet. We're still working with good ol' dollars, but heyâmaybe it's time to start saving those cold coins and polishing up your doubloons. Just in case the Yoopers decide to go medieval on the economy.
Real estate tip of the day: If you show up to closing with a wheelbarrow full of silver bars, we might need an extra day for paperworkâand a forklift.
