3 things I wish every homebuyer knew before building custom:
1. Your lot matters more than your floor plan. Orientation, drainage, views, setbacks. They dictate what you can build and how it feels to live there. Choose the lot first.
2. The cheapest bid is almost never the best value. I’ve seen homeowners “save” $50K upfront and spend $80K fixing problems within 3 years. You get what you pay for.
3. Your builder should feel like a partner, not a vendor. If they won’t answer your call on a Saturday when you have a question they’re not invested in your project the way they should be.
Building a custom home is likely the biggest investment you’ll ever make. Choose someone who treats it that way.
