The chimney flashing on this house had been bent upward and was allowing rain water to run between the chimney and the framing. 😲

The facia and soffit boards were showing clear signs of decay. A more intrusive inspection is definitely needed here to ID and repair any water damage to the framing structure of the home.

This is an awesome roofing material life-span reference chart by InterNACHI.

There are a ton of factors that contribute to roofing overlay wear and tear. Even still, this is a great chart for homeowners and home-buyers to use as a reference.

Rodent alert! 🐁 🐿 🦝 This house had evidence of rodent occupants in several places.

External crawlspace entries are common weak points where rodents gain entry into your home.

Rodents will soon be searching for warmer, dryer hideaways. It's the perfect time to assess your potential entry points.

Homeowners should consider a pre-fabricated crawlspace entry, or explore the many DIY fully sealed entry projects on YouTube!

Also a good time to think about hiring a rodent/ pest control specialist!

πŸ“’! This house had an older, oil burning furnace for its primary heating. πŸ”₯ Nothing inherently wrong with that, just some tips for oil furnace owners:

#1, πŸŽ–, supreme, top tip: make sure you have adequate carbon monoxide detectorsπŸ”Š throughout the house, preferably hard wired with battery backup. πŸ”Š

It's likely that before the furnace fully fails, i.e. ceases operating, it will release CO gas into the home.

These have a life span of about 20yr, but ultimately are the sum of their parts. Heat exchangers and dampers last around 15yr, and are common problem areas for older furnaces.

πŸ‘·β€β™‚οΈπŸ”ŽPlan for annual inspections by an oil furnace professional. This one hadn't been inspected since 2006!

πŸ’΅πŸ’΅Ultimately, it's wise with an older oil burning furnace to be setting aside money for a full replacement in the future.

Rainy season is almost here!πŸŒ§β˜”οΈ

The kickout (or lack of) is one of the most problematic areas for potential water damage. High volume roof runoff, if not properly diverted, will run against the siding all season long. Prolonged exposure can cause premature wear and water can run behind the siding, causing all sorts of headache. πŸ€•πŸ› πŸ”¨πŸͺ›πŸͺš

πŸ”CheckπŸ” your home to make sure your kickout is present and functioning. If they're missing or damaged it's definitely worth it to have them repaired by a contractor with flashing experience.
