HOMEOWNERS: A Quiet Change to Property Records Is Happening Across the U.S.

Starting in 2026, many county recording systems are expected to complete their transition toward fully digital property ownership verification—with increasing alignment between local recorder databases and agencies like the U.S. Department of Housing and Urban Development and the Internal Revenue Service.

Here’s why that matters:

If your ownership record has errors—or gaps in the digital trail—it could slow down:
• selling your home
• refinancing
• accessing equity
• transferring property through an estate

Paper copies at home don’t control ownership records.
The county database does.

Properties most likely to benefit from a record check right now:
• homes purchased before ~2015
• inherited properties
• quitclaim transfers
• tenancy-in-common ownership
• older refinances

Simple issues like:
misspelled names
incorrect parcel numbers
outdated vesting structure
or incomplete transfer history can cause you're property to deemed "Unverifiable until corrected" and delay transactions.

What smart owners are doing now:

Request a copy of your recorded property record from your county recorder website and compare it with your closing documents and warranty deed.

Fixing discrepancies early is far easier than correcting them during a contract deadline.

Even if you’re away, this helps prevent pipes inside walls from freezing.

🚰 Let faucets drip
Moving water is less likely to freeze and burst pipes.

🚪 Open cabinets under sinks
This allows warm air to circulate around plumbing.

🌿 Disconnect hoses
Frozen hoses can crack faucets and cause leaks.

🧊 Cover exposed pipes
Insulation can prevent bursts and water damage.

🏊 Protect pool equipment
Frozen water can crack pumps and filters — check freeze mode.

🚿 Turn off irrigation systems
Or switch them to freeze mode if available.

🔧 Know where your main water shut-off is
If a pipe bursts, shutting off water fast can prevent major damage.
