This is long but i just wrote it on a Dave Ramsey page in response to his 15yr, 25% of gross approach to buying a home. While it would be great to be able to do this, a family would have to make far above the median family income to pull it off and be happy with the home. To me its not very practical and less than 7% of people actually hold a mortgage for 30 years.

This advice would be great for those making over $400,000 combined, as they're more likely to afford the home they truly want under those conditions. Let’s consider a household earning $200,000 combined annually. Thats a gross monthly income of $16,000. Using 25% of that for housing costs gives you $4,000 monthly—assuming there are no car payments, credit card debt, or other loans.

With a 6.5% interest rate on a 15-year loan, and factoring in typical insurance and property taxes in Michigan, this budget would likely qualify you for a $350,000 home.

Is it doable? Yes. But you’d be paying $4,000 a month, and if you're earning $200,000 a year, you might expect something better.

Most people in the area are not making $200,000, not even combined, so the homes they can afford would be even less expensive. And that’s also assuming no car note, student loans, or credit card debt. This is a Dave Ramsey approach sure, but keep in mind that while they don't have a mortgage, they are still paying rent—which is essentially 100% no-refundable interest.

Lastly, one thing that is never mentioned in this discussion is the amount of growth the home has seen over those 30 years. Yes the interest payment has increased the total out of pocket but the home has also appreciated appreciated tremendously over those 30 years typically and if it hasnt the person would have probably sold it well before it lost its value.

If you've been looking to lease then you know its slim pickings out there, even in the higher price range. But I did find this really nice one in West Bloomfield Twp. The scarcity of the market is screaming for people to put more homes on the market, if you have any property to lease or sale lets talk and see what you can get for it in todays market.
