Keystone Real Estate Investor Association - KREIA
Based in State College / Centre County, PA
A community built by Pennsylvania investors, for Pennsylvania investors.
Expect real conversations, real connections, and real deals.
Investor Tip:
If your lender gives you all of your rehab money on day one, you’re usually paying interest on all of it from day one too.
That’s why many investors prefer draw-based loans and only take funds as they’re needed.
Due to unforeseen circumstances, tomorrow's Keystone Real Estate Investor Association (KREIA) meeting has been canceled.
We apologize for the short notice and any inconvenience this may cause.
We'll be sharing information on our next meeting soon and look forward to seeing everyone then.
Thank you for your understanding.

Thinking about getting into rental properties?
There's a lot more to consider than just finding a house and collecting rent.
How do you find tenants?
What repairs should you budget for?
How much cash flow is enough?
Should you self-manage or hire a property manager?
How many rentals does it take to actually make a difference?
Those are the kinds of conversations we're having at KREIA.
Whether you're buying your first rental or trying to improve the ones you already own, come learn from investors who are actively doing it.

A vacancy usually costs a lot more than “just one month rent.”
Most investors only think about the lost rent.
They forget about:
* utilities
* cleaning
* maintenance
* paint
* leasing costs
* holding costs
That’s how one turnover quietly turns into thousands.
A big part of building a top-performing rental portfolio is understanding the numbers behind what actually hurts cash flow — which is exactly what June’s KREIA meeting is about.

A lot of flips sound better than they actually are.
Buy it for $110k.
Put $50k into it.
Another $15k between interest, utilities, insurance, closing costs, and commissions.
Sell it for $210k.
At first glance people think:
“Easy $100k.”
Realistically?
Closer to half that.
That’s why being around investors actually breaking deals down matters — it’s easy to miss the real numbers until you’ve lived through them.
