Bad real estate advice doesn't sound bad. That's the problem.
I hear the same handful of myths on repeat โ in listing appointments, in DMs, in casual conversations that have nothing to do with real estate. Most people aren't wrong on purpose. They just repeated something that sounded reasonable and never had a reason to question it.
Some of these are harmless. A few of them have cost sellers real money or pushed their timeline back by months.
I'd rather correct the record now than watch someone find out the expensive way.

๐ AUGUST MARKET CHECK โ Springfield, Table Rock Lake & Lake of the Ozarks
Springfield is still moving quick: median price hit $294K (up 4.4% from last year) and homes are going under contract in about 31 days.
Table Rock Lake โ buyers, pay attention. List prices in Stone County are down roughly 29% from last year, and with about 299 active listings you finally have options.
Lake of the Ozarks waterfront keeps climbing: $681K median, up 9% year over year, and still selling in about 35 days.

When I help buyers think through their priorities, I encourage them to look beyond the numbers.
Consider things like:

โข Is there enough natural light?
โข Can the space grow with your family?
โข Does the neighborhood match your routine?
โข Will you still love the home a few years from now?
The right home should make everyday life easier not just look good on paper. A well-designed home often feels larger than one with extra rooms that aren't functional.

Mortgage points come up in almost every transactionand most buyers nod along without fully understanding what they're agreeing to.
Here's the plain-English version:
One discount point = 1% of your loan amount paid upfront at closing in exchange for a lower interest rate. Typically, one point lowers your rate by about 0.25% โ though that varies by lender and market conditions.
The question that actually matters: how long will it take to break even?
Example:
๐ฐ Loan: $400,000
๐ฐ Cost of one point: $4,000
๐ฐ Monthly savings from lower rate: ~$55
๐ฐ Break-even point: ~72 months (6 years)
If you plan to stay in the home longer than 6 years, buying points likely makes sense. If you might move or refinance sooner, that $4,000 could work harder elsewhere.
Points aren't good or bad, they're a tool. And like any tool, they only work when they match the job.
