A pre-approval letter is not a guarantee.

It means a lender looked at your income, your credit, and your debt and said, "based on what we see right now, you're good."

That last part matters. Right now.

Because between the day you get that letter and the day you sit down at the closing table, a lot can happen. A new car loan. A job switch. A big purchase on credit. Even applying for a new credit card can move the needle.

Lenders do a final check before closing. If your financial picture looks different than it did on day one, your loan can be affected, sometimes delayed, sometimes worse.

I tell every buyer I work with in Springfield the same thing: once you're under contract, keep your finances as still as possible. No big moves. No big purchases. When in doubt, call me first.

One number matters more than most people realize when you are buying a home, and it is not your credit score!

It's your debt-to-income ratio. DTI for short.

All it means is this: how much of your monthly income is already going toward debt payments? Car payment, student loans, credit cards, that kind of thing.

Lenders look at this to figure out how much house you can actually afford without stretching yourself thin.

Generally speaking, the lower that number is, the more flexibility you have. And there are things you can do before you apply to bring it down if it's running high.

This is usually one of the first things I walk people through in Springfield when they come to me ready to buy. It only takes a few minutes to get a clear picture of where you stand!

Three days before you close on a home, you get a document called the Closing Disclosure.

Most people sign it, set it aside, and show up to the table.

Here's what I tell every single buyer I work with: read it!!

That document tells you exactly what you are paying, what your loan terms are, and how those numbers compare to what you were originally quoted. If something shifted and nobody told you, that's where you'll find it.

You have three days for a reason. Use them. And if something looks off, call your lender before you sign. We're here to help you, not leave you in the dark!
