Sellers — the Springfield market is active, but buyers are doing their homework.
Homes priced right: ~30 days to contract.
Homes priced ahead of the market: sitting.
Transaction volume is up 11% YOY. Inventory is tighter than last year. Demand is real — but pricing strategy is everything right now.

The March real estate numbers for the Springfield metro are out — and there's a clear story in them.
570 homes sold last month. That's up 11% from March of last year. Another 723 went under contract — up nearly 12% year-over-year. The spring market showed up.
At the same time, active inventory is down slightly from a year ago, and the absorption rate is sitting at 2.48 months. That's under 3 months — generally considered a seller's market threshold.
What this doesn't mean: prices are running wild. The median sale price in March was $264,950 — almost exactly where it was in March 2025. The market is moving, but buyers are measured.

If you've been watching the market from the sidelines, February's numbers are worth a closer look.
Active inventory in Springfield is up 7.7% from last year. New listings in February alone were up 10.3%. More homes. More choices. More room to be selective.
Average days on market climbed to 98 days — up from 84 in February 2025. That means less pressure to make a panicked decision and more time to do your homework.
The $250–299K and $300–399K ranges are the most competitive right now — pending contracts in those brackets jumped 51% and 25% YOY respectively. If that's your range, preparation matters. Pre-approval, clarity on your must-haves, and an agent who can move fast when the right one shows up.

Thinking about selling? Here's what the numbers actually say.
Average sale prices in Springfield hit $303,593 last month — up 7% from a year ago. Median came in at $251,800. That's real equity growth.
The $250K–$400K range is seeing the most buyer activity right now. Pendings in the $250–299K bracket jumped 51% year-over-year. Competition among buyers in that range is real.
But here's the other side: days on market are climbing. Homes that hit the market overpriced aren't getting bailed out by a hot market anymore. Buyers have options, and they're using them.
