🏡 Monday Market Report: Beavercreek Edition
Beavercreek is moving fast! 🚀 Between the activity near Wright-Patterson and the local energy at The Greene, the data shows a clear story for the start of the year. Beyond the numbers, part of what makes this community so desirable is the lifestyle—whether it's a morning bike ride on the Creekside Trail or a weekend hike through the scenic Russ Nature Reserve.
If you’ve been watching the "For Sale" signs in your neighborhood, here is the latest snapshot:
✅ The 100% Rule The market is currently seeing a 100% Sold-to-List Price ratio. This is a great sign for both sides—sellers are pricing accurately, and buyers are finding full value in local homes. 🎯
✅ High-Speed Market The median time a home stays on the market is just 16 days. With properties moving this quickly, having a solid strategy in place before hitting the "Active" button is essential.
✅ The Bottom Line on Value
Median Sold Price: $314,900 💰
Your home has a story... A home has unique features that a "Zestimate" or a generic algorithm simply can’t see. Whether it’s easy access to the trails at Beavercreek Station or the quiet charm of a local cul-de-sac, those details matter to the bottom line. 📖
Curious about a specific home's value in today’s market? Drop a 📍 in the comments or send a DM. I’m happy to provide a custom equity snapshot or meet for coffee to talk strategy! ☕️

Springboro Panthers Bus Stop Safety 🚌💙
Dark winter mornings and bulky coats can make it harder for drivers to see children. A few simple reminders can help keep our Panthers safe on their way to school.
For Students Waiting at the Bus Stop:
✔️ Stand back from the roadway
✔️ Stay alert—no phones or headphones
✔️ Wear bright or reflective clothing when possible
✔️ Wait for the bus to come to a complete stop before approaching
✔️ Always cross in front of the bus when directed by the driver
For Drivers in Springboro:
✔️ Slow down in neighborhoods and near bus stops
✔️ Watch carefully for children who may step out unexpectedly
✔️ Remember: stopped school buses mean stop—both directions
✔️ Allow extra time during dark or snowy mornings
Please help us look out for one another and keep our Panthers safe every school day. 🐾💙
