The latest completed numbers are in through August 2026, and they tell an interesting story.

📊 Median sale price: $325,660
↘️ Prices: down just 0.86% from last year
🏠 336 homes sold in August - UP 2.5%
⏳ Median days on market: 76 days vs. 56 last year
💰 Homes are selling for about 97.8% of asking price
⬆️ About 19.9% are still selling above asking

So what does this actually mean?

For SELLERS: Homes are still selling, but buyers have more time to make decisions. With the average home taking longer to sell, pricing correctly from the beginning and presenting your home well matters more than ever.

For BUYERS: You may have more breathing room than you did in previous years. Not every home is turning into a bidding war, and there may be opportunities to negotiate on price, closing costs, repairs, or other terms.

The biggest takeaway?

Hernando County real estate hasn’t stopped moving. Sales actually increased compared with last year, while prices remained relatively stable. What HAS changed is the pace of the market.

This is exactly why national real estate headlines don’t always tell you what’s happening right here at home.
