π£Important Election Update
The CCMA Board of Directors has been advised by legal counsel that the ballots previously mailed for the 2026 Board election are invalid due to the omission of a required Texas Property Code provision. As a result, the election will be postponed and the previously distributed ballots will not be counted.
Corrected ballots and an updated election schedule will be mailed to property owners as soon as possible.
We appreciate everyone's patience as we work to ensure a fair, transparent and legally compliant election process.

Our neighbors in Mystic Shores have contacted us about the waste water run off path & they need our help! Here is the email we received from them:
I am in Mystic Shores and have been working with an informal neighborhood group to organize some comments regarding this permit renewal. This is for the treatment facility in Canyon Ranch (aka Juniper Ranch). These permits must be renewed every five years. The facility is not yet operational.
While reviewing the flow through Mystic Shores and Devil's Hollow, I saw that you have property bordering Devil's Hollow that may be negatively impacted by this wastewater flow.
While the water will be treated, the permitted phosphorus levels are 10 times the concentration currently in our pristine Canyon Lake. The phosphorus levels, combined with our very hot summers may create the perfect storm for toxic (and odorous) algae along Devils Hollow.
Section 7 of the Technical Report shows the Bacterial Table: The requested E. coli limits of 126 CFU/100 mL (daily average) and 399 CFU/100 mL (single-sample maximum).
Texas caps bacteria at 20 CFU for "reclaimed water" used safely on public parks and lawns.
The permit forecasts a flow of 300,000 gallons in the final phase (when there are about 1500 homes). But, TCEQ encourages a regionalization of wastewater treatment plants and there are thousands of acres of undeveloped land within a 3 mile radius of the plant. If any of these sites were developed for high-density residences, they would likely connect to this plant, substantially increasing the flow.
