The market is cooling, but it’s not crashing:

📉 Sales: -3.5%
💰 Median price: $418,300 (-2.7%)
🏠 Inventory: 1,570 homes / 3.2 months supply
🆕 New listings: -7.6%

Bottom line: More balance, slightly less competition, and pricing matters more than ever.
