Well everything always seems to happen at once!

With all the driving we do it's bound to happen. A flat tire!

And of course it's our first day of rain!

And a day of LOTS of driving... South Hill to Colbert to Springdale 🤦

Thankful for understanding clients and local small businesses!

We saw some sparks today!!! This doesn't happen often, thankfully.

But it is another reminder to please do things right! The correct screws are cheap! And when you're freaking with electrical you don't want to cut corners.

Another non professional install...

If done right the first time this would not have happened! Now there is water soaking the brand new carpet and walls in this basement build out.

And the cost to fix it is going to be so much more than it would have been to do it right the first time!

Glad it clients can make sure this is fixed before moving in and finding wet floors 💜

HAVE YOU EVER BEEN FIRED BY A LISTING CLIENT?

I hope the answer is NO, but unfortunately it does happen.

I can't tell you how many sellers are unprepared for me to be in their home...
💜 They weren't notified that I was going to be there
💜 Attics and other important items are blocked
💜 They are upset there is a machine left in their home (radon)
💜 Animals are running free and I have no idea i they are escape artists
💜 Garage keys/openers are not left

The list goes on and on!

Be the silent hero to your clients and set clear expectations up front so they are not caught off guard and upset by the things they should have known.

My little helper tonight 💜

Lately I've been trying to do it all (life, business, networking, kids, maintain my sanity, etc) and feel like I'm not doing any of them as well as I would like.

To ask my working parents raise your hand if you feel like this somedays 🙋.

We showed up late to this event, I forgot the carrier, the little man had a blow out and I didn't have any extra clothes.

BUT we made it, and it was a lovely event!

Right now life is a little hectic and not always together as I would like. But on to the next day. Let's make it happen 😉

Oh flip house... We have a love hate relationship 💜😖

How many flip houses have you walked into and they just take your breath away?

It is beautiful at first glance and the buyer falls in love 💜.

Then as we start to get into the nitty gritty of the home we find all of these shortcuts that were taken.

Some small and some big...

And don't get me wrong, I get it. Flipping a home costs a LOt of money 💰💰💰 and someone is likely going to buy it regardless.

But come on man... Please do it right!!!

I recently inspected a home where afterwards the seller was irate and said we left her home a mess, there were boot prints in places, and a long list of other items.

In this case her house was immaculate when we left, in fact cleaner than when we got there, we all wore booties the entire time, and were respectful while we were in her home.

HOWEVER, she was NOT prepared for what we would be doing and getting into in her home. In the end the deal fell through and we inspected another house for the buyer.

If only that seller had better expectations to this part of the process and what to expect she may have not been as upset.

Well you have to love the DIY cleverness of homeowners 👏😅!

They wanted laundry in their basement but had an obstacle. No drainage!

The city sewer line exited the home half way up the basement wall.

Homeowner: hmmm.... I got it! I'll just drain it to the closest line!

Apparently this homeowner can defy gravity 💜.

I'm worried they are going to have a backup or the pipe becomes disconnected and then their basement is flooded!!!

FUN FACT: Your bathroom is not the best place for your attic access!

No surprise here but it can result in extra moisture at your attic space 🤦.

Then all of us home inspectors start to use the "M" word! (Or just dance around the word because we can't legally say it 😉)

Extra moisture = Condensation = Microbial growth (M #$d)

Side note: "It's nice to be back in attics again"... Said no one but your friendly neighborhood home inspector 😁
