Over the prior year, there have been a few inquiries regarding property inspection deficiencies. Turns out that 100% were related to “taking a credit” vs. following the clear inspection report recommendations.
Had one client call and start out with “my chimney is bad and my roof is leaking...I’m sure you have insurance”. Said client was advised of both components being defective verbally at the inspection and in writing with appropriate recommendations in the the report, but did nothing except “take a credit”. He was professionally advised to read his report and inspection agreement. He disappeared.
Clients sign for and are contractually obligated to follow the report recommendations for their benefit, period.
Read the words in your report, in the inspection agreement and in the standards of practice...ALL OF THEM!
