Jessica Lautz, NAR Deputy Chief Economist and Vice President of Research, reacts to the average 30-year fixed mortgage rate from Freddie Mac dropping to 6.35% this week.

Trends in Housing Affordability: Who Can Currently Afford to Buy a Home? With mortgage rates recently falling below 6.5%, there has been an improvement in housing affordability.

The National Association of Realtors® (NAR) is implementing several significant changes in 2024 as part of a settlement agreement aimed at increasing transparency and competition in the real estate market. Key changes include:

1. **Elimination of Mandatory Offers of Compensation**: Starting August 17, 2024, MLS (Multiple Listing Services) will no longer require listing brokers or sellers to offer compensation to buyer brokers. This change is intended to allow more flexibility and transparency in how buyer agents are compensated.

3. **Prohibition of Compensation Fields in MLS**: All fields related to broker compensation will be removed from MLS databases, and MLSs are prohibited from facilitating or supporting any mechanisms for offering compensation to buyer brokers.

4. **Mandatory Written Agreements**: Agents working with buyers must now have a written agreement with their clients before showing homes. This aims to ensure clear communication and expectations regarding compensation and services provided.

These changes aim to enhance fairness and transparency in real estate transactions. The implementation process began in early May 2024, providing a three-month window for NAR members and MLSs to prepare for the changes.
