New Passive House Sustainable Apartment in Seattle — b9 architects 01/16/2025

We're excited to announce the completion of Madrone, a passive house apartment in Seattle's Central Area by Cascade Built. This 107-unit project was fully certified Passive House by Phius earlier this year.

Broken into two towers connected by a series of bridges, all of Madrone's units face the street or an internal courtyard protecting the privacy of residents and neighbors.

"The first townhouse in Seattle certified to meet the German Passivhaus energy standard, Viewhaus 5, designed for Cascade Built, implemented several insulation and energy solutions to achieve the required rating. The Passivhaus standard seeks to reduce a building's normal heat loss while implementing heat recovery ventilators (HRVs) to manage air flow and ventilation. Specific envelope assemblies are implements at corners, connections and penetrations to reduce or eliminate thermal bridges, minimizing heat loss. All the windows in the project are triple pane, to allow light and heat in, but reduce the heat lost through fenestration, and a robust insulation and air barrier throughout the project further reduces the amount of thermal energy loss through exterior walls. Insulation also provided a thermal barrier along the structure's foundation in order to address the site's sloping topography.

With heat loss minimized, the HRV captures the existing interior heat and transfers the energy into the fresh air being brought in from outside. Recovering up to 85% of the heat, of the outgoing air, the energy required to keep a space warm is greatly reduced. Sun shades along the south facade provided protections from heat gain in the summer at the upper floors. All townhouses in the project have direct access to a shared central courtyard, where all residents can come together for planned or informal gatherings."

We are proud to spotlight b9 architects' first apartment project, Fremont Portal.

Rooted in Seattle's Fremont neighborhood, the Portal Apartments required significant coordinating with the city and various neighborhood partners to create spaces and housing beneficial and connected to the area and city. Public Art Installations are incorporated into the building construction at prominent locations near the streetscape, and open areas shared by the apartments and commercial spaces including Just Burgers allow for public space accessible by pedestrians and community members.

Enjoy this flythrough video of a rowhouse currently in construction in Ballard. Over the past year, we have been exploring ways to help our clients with remote marketing. Unreal's visualization tool Twinmotion has been an intuitive and robust tool to give our end users a look at our designs before completion, and a great tool for us to communicate ideas to clients at earlier stages of design. Plus it integrates seamlessly with Archicad from Graphisoft.
