Until the part nobody thinks about showed up:

It wasnโt just the market crash.
It was watching how quickly things fall apart

What I saw everywhere:

โข Outsourced operations
โข Blind trust in third parties
โข Little visibility into daily issues
When the downturn hit,
the weakest links in the chain broke first.
That period reshaped how I operate today:
โ Moderate, disciplined use of debt
โ Direct oversight of property operations
โ Clear accountability with internal teams
โ Consistent, hands-on awareness of every asset
Is it more work?
Yes.
Did it change how I navigate uncertainty?
Absolutely.

Real estate investing is just adult Monopoly.
And most people are playing it WRONG.
Yesterday, a doctor asked me: "Should I invest in real estate?"
I asked him one question back:
"Do you fix your own broken bones?"
He looked confused.
๐๐๐๐ฅ ๐๐ฌ๐ญ๐๐ญ๐ ๐ข๐ง๐ฏ๐๐ฌ๐ญ๐ข๐ง๐ ๐ข๐ฌ ๐ฃ๐ฎ๐ฌ๐ญ ๐๐๐ฎ๐ฅ๐ญ ๐๐จ๐ง๐จ๐ฉ๐จ๐ฅ๐ฒ.
And most people are playing it wrong.

What people think real estate is:
โข Buy property
โข Collect rent
โข Get rich
What it actually involves:
โ 2am maintenance calls
โ Chasing down non-payers
โ Surprise repairs at the worst possible time
โ Endless back-and-forth with inspectors
I manage 5,000 apartments.
Know how many toilets Iโve personally fixed?
Zero.
Because the real work in real estate
isnโt swinging hammers
itโs building the systems that keep everything running.

Meanwhile, I buy ugly buildings.
The uglier, the better.
Because ugly buildings with good bones:
โข Sell at discounts
โข Have room for improvement
โข Attract far less competition
โข Respond well to disciplined operations
My ugliest property?
A forgotten building nobody wanted.
-Tired exterior.
-Deferred maintenance everywhere.
-Bad reputation in the neighborhood.
What most people missed were the bones.

He focused on the cosmetics

โข Landscaping
โข Fixtures
I looked at the things that actually determine performance:
โข Unit-turn bottlenecks
โข Inefficient maintenance routes
โข Vendor delays
โข Utility waste
โข Slow response times
โข Friction in daily operations
He asked how I could spot issues so quickly.
Architecture trained me to see structure
โข Load paths
โข Weak points
โข Where failure hides.
Real estate operates the same way.
If the system is inefficient,
the numbers will always show it eventually.
No magic.
No shortcuts.

It is structures like this that continue to excite me about my chosen profession.
