This one made me blush. 🥰 My client took all my advice and ran with it - he did ALL the things. It paid off with an exceptional offer, and he was able to do a 1031 exchange straight into a fabulous lakefront vacation home (like super fab - a smidge jealous over here!). 🛶 Don’t know what a ‘1031’ is? Message me and I’ll fill you in on this method of deferring taxes on the sale of an investment property. Sounds pretty good, right? 🤷🏻‍♀️

July stats are here! 📊 While I expected - and am feeling - the normal “summer slowdown” (it’s hot, buyers are tired, buyers are traveling) these numbers continue to reflect a strong Seller’s Market. The median home sales price was ⬆️ 11% over the same time last year and inventory was ⬇️ 21% with just .7 months supply. 🤯 But I did just help buyers purchase their first home in a hot ‘hood at ASKING price yesterday. Say wha??? 🙀 There is opportunity! I always say August can be a great month to be a homebuyer in this market. That’s when I landed my home, and maybe when you’ll land yours?🤷🏻‍♀️
