CLARK / BARNES is excited to share our latest conceptual design studies for a new mid-sized residential development. The proposed four-story building includes approximately 65 apartment homes and 33 structured parking stalls, thoughtfully arranged to support a vibrant and walkable neighborhood.
The design incorporates modulation and upper-floor dormers, drawing inspiration from the surrounding architectural character. These elements help break down the overall mass while creating distinctive loft-style living opportunities for residents.

Trent Development has acquired the historic YMCA Building located in downtown Everett, WA. Together with CLARK|BARNES (C|B) the architect of record, this four-story brick building will be renovated into unique character filled apartments with modern upgrades, while preserving its historical beauty.
The history of the YMCA building dates to 1899. It was then rebuilt in 1920 after a fire severely damaged the interiors, with the structure remaining still intact. The renovated interiors included meeting rooms, offices, classrooms, and on the upper two levels a 42 x 82 feet gymnasium with a suspended wood running track, handball court, recreation room, three large classrooms, 21 second floor dormitory rooms, and the third and fourth floors included a religious work programs room, a large classroom and 37 private dormitory rooms. One of the most impactful features of this renovation project was the indoor swimming pool, allowing students to take the “Learn to Swim” classes all year, later becoming one of the YMCA hallmarks.
CLARK|BARNES discovered that in the YMCA building there were floors still in-tact enabling the preservation of key features of the building. The upper two floors that contained single vacancy dormitory units have remained vacant for decades and would transition into upgraded loft apartment units by combining two floors. The original pool area has since been filled in but with the high ceiling remaining, it will be transformed into larger loft apts. The lower level contained the original community area and dance hall and will be turned into larger-use lofts. The original gym on the second level that was left entirely intact with its old-growth hardwood floors and a suspended wood running tract and will remain a gym for residents. Congratulations to the Washington Trust for Historic Preservation for putting on another fantastic virtual Vintage Washington event. It was wonderful to raise a glass of Preservation Punch and cheer to the success of places saved, applaud the legacy of preservation champions, and learn of the ongoing struggle of the historic resources on the list of Most Endangered Places. The Sundowner Hotel project is a Dual-Brand Hilton Garden Inn and Homewood Suites by Hilton and currently under construction. Owner Legacy Development & Management is partnering with CLARK | BARNES as their architect of choice for this exciting new project located in Albuquerque, New Mexico.
Features include 170 units inclusive of 90 Hilton Garden Inn hotel suites and 80 Homewood’s long-term stay suites that will have built-in kitchenettes. The entrance of the hotel leads you into an open space two-story lounge that includes a fireplace extending the height of both floors. There will be an open staircase that includes a Vertical Living Wall garden on the mezzanine open to view from the main lobby area. The second level will feature a large rooftop outdoor patio with trees and a water feature.
The Sundowner Hotel project is one of both innovation, sustainability and well-being. Living walls are vertical growing plant gardens that contribute to the temperature control function of their interior environment; to cool the air in the warmer months and added insulation during the winter months. Making this feature energy efficient as well as adding air filtering and beauty, enhancing the experience for the guests. Another innovative solution CLARK | BARNES contributed to this project is the use of NewBricktm which is a new innovative brick that provides a lightweight, insulated, energy-efficient, impact resistant and easy to install wall with the same richness of a traditional brick appearance.
Designed to be the jewel of downtown Albuquerque, this hotel is conveniently located at the entry to the main corridor with easy access to fine dining and entertainment as well as corporate business locations for the long-term guests.

CLARK | Barnes is the Architecture and Interior Design firm for Tapestry, a 268-unit mixed-use project at 104 12th Ave, located on the border of Seattle's Central and Yesler Terrace neighborhoods. Teaming with developer Trent Development, CLARK | BARNES has been working on the conceptual design for Tapestry since 2018 with a scheduled early 2023 completion and opening date.
A unique signature design element of Tapestry will be the integration of art and architecture. Through a half-million-dollar public art program led by curator William Ga***rd of BONFIRE, Tapestry will feature art pieces focused on the cultural heritage of the neighborhood by connecting the community through art, culture, and design.
Tapestry will have a mix of studio, one and two-bedroom apartments, a penthouse with club room, along with 14,000 SF of ground floor retail. Included will be 56 affordable housing units out of the 268 rentals, that will target those in the workforce earning 65%-85% of the area median income. Amenities include a game room with billiards and foosball, a rooftop lounge with outdoor kitchens and firepit nooks, a fitness room with climbing wall, a coworking lounge and library, 84 bike storage stalls with a repair station, and wash stations for both bikes and dogs. Two levels of parking will have 119 stalls and charging ports for electric vehicles.
For those who choose not to own or use a car within the Seattle urban setting, there is the ease of transportation from the First Hill streetcar line, which connects to Pioneer Square, downtown, Little Saigon, Japantown, Chinatown International District and Capitol Hill.

The Icon, located on the Northeast corner of South Jackson Street and Fourth Avenue South, the site provides critical transit-oriented apartments directly across from the Union Station Transit Hub. The building is seven-stories and includes 10,500 sq ft of retail for Bartell Drugs, 120 residential units, and two floors of below grade parking featuring 125 parking stalls.
