Seattle Stats for February 2026 (Residential only).

Overview: Price stability despite higher inventory suggests buyer demand remains resilient in the Seattle market.

Mortgage rates have dropped from 6.8% last year to 6.1% today. Monthly Principal and Interest payments on the median-priced home are approximately $5,802 in 2026 compared to $6,317 in 2025. This drop is roughly $515 per month in savings for buyers. Lower borrowing costs= improved purchasing power & sustained demand even as inventory increases.

What about the competition? 35% of homes sold above list price, up 11% from January. Most homes are selling quickly if they are priced correctly and are well-prepared. 64.5% of sales occurred within 15 days.

Important to note - Micro-markets are diverging: Inventory varies widely by area, from 1.3 months of supply to 1.9 months of supply. Since market conditions are increasingly local, it helps to get a better understanding of the micro-market that most interests you.
