The World Cup is here, and it could not have landed at a better time for Snohomish County.

There are a few places to watch the game in Snohomish County but I'm highlighting the two that are worth putting on your radar.

I have had this conversation dozens of times over 20 years in Snohomish County, and it almost always goes the same way. Someone asks me if they should wait for rates to drop, or inventory to shift, or spring to arrive, or some other version of "until the market does X."
And my honest answer is: that question is almost never really about the market. It's a very rational-sounding way to manage a decision that feels enormous.
The market in Bothell, Edmonds, Mill Creek, and the surrounding communities is strong for longtime homeowners right now. Buyers at nearly every price point are active.
But more importantly: the right time to sell is almost always driven by your life circumstances, not by rate movements you can't predict and don't control.
The clients I've watched time a move around their life rather than around headlines consistently feel better about the outcome.

Found a property with room for an ADU or shop?
A big yard is not the same as a buildable plan. Before you write, check the rules, utilities, access, and site limits so you do not pay for space you cannot actually use.
Around Bothell, Woodinville, and Snohomish, the answer can change fast from one parcel to the next.

This is the conversation that surprises a lot of longtime owners in a good way. If you bought your home 15, 20, or 30 years ago, the numbers today often look very different than they did on closing day.

Reading a Snohomish County disclosure and not sure what actually matters?
I start with drainage, roof and attic clues, septic or sewer paperwork, exterior wood rot, and any finished space without a clean paper trail.
After 20+ years helping buyers across the area, those are usually the issues that change risk and budget fastest.
