Summer is finally showing up in the Pacific Northwest!

Mortgage markets moved slightly higher this week as jobs data remained solid and inflation continued to run a little hotter than the Fed would like. Most expect the Fed to hold rates steady next week, but all eyes will be on the first Fed meeting under new Chair Kevin Warsh.

As of today, Mortgage News Daily (MND) reports the national average for a best-case 30-year conventional loan at 6.60%, with FHA and VA loans both in the low-6% range nationally.

If you're buying, selling, or refinancing, having a plan for rate locks and financing strategy is more important than ever.

People Do Business With People They Know, Like, and Trust

In today's world, you can find a mortgage quote online in seconds. But when it comes to one of the biggest financial decisions of your life, a rate is only part of the story.

People naturally prefer to work with someone they know, like, and trust—someone who takes the time to listen, answer questions, explain options, and be there when challenges arise.

A mortgage isn't just a transaction. It's a relationship built on communication, expertise, and trust.

Thank you to my clients, referral partners, friends, and family who continue to place their trust in me. It is never taken for granted.

Great bones here, but needs some imagination. Hard to find four bedroom rambler with primary suite bathroom. Hardwood floors through most of the home. Over sized two car garage plus large shop in large back yard. Two masonry fireplaces, one with wood stove. Almost new natural gas furnace.

Waiting for mortgage rates to fall back to 3% may not be the strategy many buyers think it is. Most industry forecasts expect rates to remain in the 5.5%–6.5% range over the next several years, with only gradual improvement expected. The bigger question isn't whether rates will hit historic lows again—it's whether today's home and payment fit your long-term goals. Remember, you can refinance a rate, but you can't go back and buy yesterday's home at yesterday's price.

If you're thinking about buying, let's build a plan based on facts, not headlines.

I love receiving 5-star reviews from clients and business partners, but feedback like this from our own underwriting team means just as much.

When an application is submitted on 5/26, approved on 6/1, and receives Clear to Close on 6/9, all with a scheduled close of 6/25, that's not luck—that's the result of a great team working together from start to finish.

I'm incredibly grateful for the processors, underwriters, closers, and support staff who help make smooth transactions possible every day.

If you're looking for a lender who values communication, teamwork, and efficiency, let's connect. I'd love to show you what a well-executed mortgage process looks like.

Don't Go It Alone When Deciding to Lock Your Rate

One of the biggest mortgage decisions you'll make is when to lock your interest rate. Markets can change quickly, and a small rate movement can impact your payment for years to come.

Having an experienced mortgage advisor in your corner means you're not making that decision based on headlines, social media posts, or guesswork. You're making it based on market analysis, your timeline, your goals, and your tolerance for risk.

A good advisor won't predict the future—they'll help you understand your options and make an informed decision.

🏡 Knowledge beats guesswork every time.

Rate Lock Tip: 📈🏡

When it comes to locking your mortgage rate, hope is not a strategy.

A good rate lock decision should be based on your timeline, risk tolerance, market conditions, and overall financial goals—not guessing what rates might do tomorrow. Sometimes locking early is the right move. Sometimes floating makes sense. The key is having a plan before market volatility makes the decision for you.

Every borrower is different. Make sure you have a strategy, not just a prediction.
