In today's world with such a multitude of excellent options for the real estate experience, bringing great customer service, attention to detail and a friendly disposition is the minimum. My goal is to go beyond the minimum and add value, customer-centric ethics and empathy to my work. I meet customers where they are and customize the experience based on their personality and needs. Because of my

Trying to line up your next Seattle home without getting stuck between two closings?

The best move-up plan depends on cash reserves, how much payment overlap you can handle, and how competitive your home search will be. Rent-back can be the bridge, but not every seller should buy first.

I help Seattle clients map both sides together so timing, pricing, and negotiation work as one plan.

If you're weighing the options, send me your timeline and I'll help you think through the cleanest path.

Found the condo. Love the light. Love the layout. But is the building actually financeable?

Before you get attached, ask for the HOA budget, reserve study, insurance summary, meeting notes, and rental rules. Those docs can change your loan options fast.

In Seattle, I usually see condo financing issues show up in the building paperwork long before closing day.

If you want a second set of eyes on a condo before you write, send me the address.

Love the unit but not sure what could change around it in 2 years?

Before you buy a Seattle condo or townhome, check zoning, permit activity, building docs, and the block at different times of day. A little homework can save you from surprise noise, lost light, or major building costs.

This is part of how I help buyers look past the finish level and understand the full risk picture.

If you want a second set of eyes on a building or block, send me the address.

Thinking about an older Seattle home?

The charm is real, but so are the systems behind the walls. Start with sewer, oil tank history, wiring, plumbing, and drainage so you know where the real risk lives.

I help buyers sort through this every week in Ballard, Queen Anne, Magnolia, Capitol Hill, and nearby Seattle neighborhoods.

If you're just starting your search, send me the neighborhoods you're eyeing. I'll tell you what to watch for.

Thinking about listing and wondering how much week one really matters?

In Seattle, the first 7 days usually set the tone. Price, launch timing, and offer review strategy can either build momentum or make buyers hesitate. Small early decisions can change your final terms.

I help sellers plan around neighborhood demand, showing patterns, and buyer behavior across Seattle.

If you want a second opinion on your launch strategy, send me a message.

Why does one Seattle home get multiple offers while a similar one a few blocks away sits?

The block, daily convenience, light, privacy, and the homes buyers would actually compare against yours can all influence your price before you list.

I price Seattle homes with street-by-street context, not just neighborhood averages.

Thinking about selling? DM me and we can talk through how buyers are likely to see your block before you list.

Stuck between a few Seattle neighborhoods that all look good on paper?

Start with your real week: commute, home type, walkability, parking, and resale. That filter usually cuts the noise fast.

I help buyers make this call across Capitol Hill, Queen Anne, Ballard, Magnolia, and Belltown all the time.

If you work with me, I’ll help you weigh the tradeoffs, narrow the shortlist, and move forward with more confidence.

Why do some Seattle buyers lose with the highest price?

Because sellers are comparing certainty, timing, and risk along with the number. A smart offer matches the seller's goals without taking on blind risk.

After helping buyers compete across Seattle neighborhoods, I've seen flexible timing and clean terms beat a bigger number more than once.

If you're getting ready to write, message me and I'll help you think through the strategy.
