KUOW Booming, Seattle's public radio economics show, dropped an episode this morning called "Would you buy a house with friends? Meet some people who did."

"Building for people who refuse to rent their whole lives. Take existing home, carve them into suites each with their own bathrooms. First project in Leschi near Lake Washington. Easier to replicate instead of paying a landlord. You can bring your own group, or it can set you up with people."

This one is a cautionary tale for anyone buying a home with an ADU. 👇

An investor bought a property in Bellevue with a legal, permitted accessory dwelling unit. The plan was simple: rent the upper floor and the lower floor as two units.

Then a neighbor complained. The city showed up and pointed to an owner-occupancy covenant created when the ADU was built. The rule said someone had to live in one of the units. He couldn't rent both.

So he bought something he legally couldn't use the way it had been presented to him. A real disaster.

The old way of owning comes with fine print that can cost you everything. There's a better way to own, one built on structure instead of surprises.
