This is the crawlspace access for a home I inspected recently. And that is a paint tray covering the hole to show how big the access is. The Arkansas Standards of Practice say I’m not required to inspect a crawlspace if the access is less than 16” tall and 24” wide. But if I hadn’t inspected this crawlspace, the buyer would not have known there was a disconnected HVAC duct and an open sewer pipe under there.

“If I fit, I will inspect it!”

Estimating roof age is more of an art than a science. Two roofs installed at the same time will age differently if exposed to different conditions. Factors such as the amount of sunlight they get, trees nearby that drop leaves every year, the pitch of the roof, all affect how well the roof coverings age. So you have to look for clues.

And here’s one: holes in the roof sheathing where nails used to be. These are visible from inside the attic space. This indicates that the original roof coverings have been removed at some point in the home’s history.

One thing I like about inspecting homes is getting ideas for my own home renovations. I don’t think I’ll use this particular example, but it’s definitely interesting!

Is “pride in your work” a thing of the past? This was at a new construction home I looked at recently. New construction! As in, a brand new fixture! Notice the marks on the shower head, most likely from a pair of steel jaw channel lock pliers used to tighten it down. Not a big deal in the grand scheme of things Doesn’t affect how the shower operates. Doesn’t affect the value of the home. But definitely shows a lack of pride in your craft.
