A recent study shows many homebuyers are worried about mortgage rates, housing inventory, and home prices, but much of the concern is driven by misconceptions. Mortgage rates are not expected to drop significantly and will likely stay in the low 6% range, meaning waiting may not bring big savings.

While housing inventory has increased slightly, it is still below pre-pandemic levels, so there isn’t an oversupply of homes. And despite some local price drops, home prices are not crashing overall—they are mostly still rising or stabilizing after recent gains. Overall, current market fears are often exaggerated, and conditions are more balanced than headlines suggest.

A new Harris Poll survey shows growing pessimism about the U.S. housing market, with many Americans saying the “American Dream” of homeownership feels increasingly out of reach.

Across generations, respondents reported that buying a home is too expensive and difficult to achieve, while existing homeowners say rising costs for utilities, insurance, and maintenance are making ownership harder to sustain. Many younger adults, especially Gen Z and millennials, feel they may never afford a home—or even regret buying one they already have.

The poll suggests the housing market is not collapsing but stuck in an “affordability standoff,” with both buyers and owners feeling financial strain and little relief in sight.

Mortgage rates recently ended a 5-week rise and ticked slightly lower after a U.S.-Iran ceasefire, but economists say the decline is likely temporary due to ongoing inflation concerns and global uncertainty, which continue to keep borrowing costs elevated.

As a result, the housing market is in a “holding pattern,” with fewer mortgage applications, new listings, and pending sales, even as some buyer interest remains strong online.

However, analysts warn that a sustained drop in rates is unlikely in the near term, meaning the spring housing market may stay slow and uncertain.

Search interest in down payment requirements is at a record high as many buyers try to understand how much they need to save to buy a home. The idea that a 20% down payment is required is a myth—most first-time buyers put down about 10%, and some loans (like FHA, VA, and USDA) allow as little as 0–3.5%.

Many buyers also miss out on down payment assistance programs, even though a large share qualify and could receive significant financial help. Overall, buyers may be able to purchase sooner than they think by exploring loan options and assistance programs instead of aiming for 20%.

U.S. housing market activity is showing mixed and unstable trends during the busy spring season.

Recent data shows home sales and contract signings are down year over year, with buyers pulling back as mortgage rates rise again due to inflation concerns and global tensions. Sales have also hit multi-month lows, partly driven by tight housing inventory and affordability challenges.

While there were earlier signs of recovery as mortgage rates briefly dipped below 6%, rates have since climbed back above 6%, cooling demand again. Home prices are still rising slightly due to limited supply, but overall market activity remains constrained, with fewer buyers and sellers participating.
