Cabretta Capital is proud to announce the successful closure of state tax credit equity for an impactful new affordable housing project. The Long Branch Apartments in Greenville, South Carolina, is set for completion in the fourth quarter of 2027.

This development will deliver 180 new construction units tailored for families earning 50%, 60%, and 70% of the area median gross income. Located at 305 Emile Street, Greenville, SC 29617, this project is a vital step towards addressing the affordable housing challenge in the community.

Cabretta has confidently secured Low-Income Housing Tax Credit (LIHTC) equity as an integral part of this initiative. Our valued partners include RBC Community Investments, LLC, as the federal syndicator, Citibank as the lender, and Fitch Irick as the developer.

“Affordable housing is a pressing issue that affects communities nationwide, and we are proud to secure tax credits for this essential project in South Carolina,” said Brent Watts, President of Cabretta. “This development will not only support 180 families but will also enhance the broader community. We are committed to making a meaningful difference.”

We had a fantastic time at this year’s Georgia Affordable Housing Coalition (GAHC) Conference in Savannah! Cabretta President Brent Watts once again moderated the panel on equity updates in the Finance/Development track. He was joined by seven industry leaders who discussed equity updates and projections for 2026. We concluded the day with a cocktail reception and trade show, where we networked with colleagues and made new connections.

The GAHC conference welcomed over 700 attendees, including developers and owners of affordable housing, property managers, lenders, syndicators, staff from state and local housing agencies, real estate attorneys, and accountants. All were seeking ways to expand affordable housing throughout the state.

Cabretta Capital is proud to announce the successful closure of state tax credit equity for a transformative new affordable housing project aimed at seniors aged 55 and above. Waleska Abbington Hall, located in Waleska, Georgia, is on track for completion in the second quarter of 2027.

Waleska Abbington Hall is a 9% Low-Income Housing Tax Credit (LIHTC) and Georgia Historic project that effectively repurposes a former elementary school into high-quality affordable housing for seniors. Strategically located at 471 Grady Street, this development will feature 49 well-designed units.

Cabretta has successfully secured $7.7 million in Georgia LIHTC credits and $1.1 million in Georgia historic credits for this project, with the first year of credits expected to commence in 2027.

Cabretta Capital's Operations and Transactions Manager, Kelly Anderson, was honored to participate in Moore Beauston & Woodham LLC, Town Hall last Thursday. She shared valuable insights on leveraging state tax credits, as well as tips for avoiding common pitfalls as tax season is in full swing.
