One of my favorite parts of being a Realtor is that no two buyers have the same story.

This buyer wasn’t ready to buy when we first met.

Actually… that’s exactly why we met.

He got pre-approved months before he planned on purchasing so he could watch the market, learn what his budget actually looked like, and be ready when the right house came along. There was no pressure to buy right away—we just made a plan.

Once he found the one, the strategy was the name of the game.

He was renting and his lease had a very specific timeline, so his lender and I worked together to time everything just right. The goal was simple: avoid paying rent and a mortgage at the same time.

We also got creative with financing. He used part of his 401(k) toward his down payment, and we negotiated a seller credit to help offset some of his closing costs.

Home Sweet Home for the Holidays!

It was such an honor to help a wonderful, growing family secure their first home just in time for the holidays! With a baby on the way, the timing couldn’t have been better—we closed the day before Thanksgiving, setting them up to celebrate the season in their very own space.

Using a VA loan, we were able to make this milestone even more special by negotiating a seller credit that covered all closing costs.
