I know a lot of people believe you need a credit score in the high 700s and 800 to purchase a Home.
šBut the reality is you ONLY need a 670 to qualify for all Options of Financing.
Yes the Higher the FICO Score the better the interest rate.
šBut a 670 FICO score is Good enough to access the following Home loan types:
šµFHA Loans 3.5% down payment
šµConventional Loans 3-10% downpayment
šµVA Loans 100% Financing
šµHard Money and Private Money Investments
šµCalHFA (California Residents)

With my client we worked like a team to find this because it was like climbing a mountain. We were in a Red Hot š„µš„San Jose market looking for a needle in a haystack. Which was a reasonable priced property in a overheated South Bay market. But we found it. A cosmetic fixer sitting on a huge lot, very close to downtown San Jose and San Jose State University. I was able to beat out a cash offer. Now the property has gained $242,000 in Equity in a 1 year 1/2. This was a great buy and a great investment. My client fixed up this property soon after it closed, and turned this property into a lovely home.
