Before looking through listings, I like to encourage buyers to create two lists: what you need and what would simply be nice to have.

Your needs might include the number of bedrooms, commute considerations, accessibility, outdoor space, or proximity to places that matter to you. Your wish list might include a kitchen island, dedicated office, larger closet, or certain architectural details.

Knowing the difference can make it easier to evaluate properties objectively and avoid overlooking a strong option because it does not check every box.

Fall is a great reminder that comfort at home often comes from the simplest details. You do not need to completely redesign a room to give it a warmer, more welcoming feel.

Layering textures, introducing warmer neutral tones, changing throw pillows, adding soft lighting, and bringing natural elements indoors can refresh a space without overwhelming it. Even rearranging furniture to create a more conversational seating area can change how a room looks and functions.

The best spaces balance personality with practicality. Focus on choices that make your home more enjoyable for the people who live there every day.

A little weekend maintenance can go a long way toward keeping your home comfortable and helping prevent small concerns from becoming larger repairs.

Take a few minutes to walk around your property. Look for clogged gutters, damaged weatherstripping, dripping faucets, loose handles, exterior cracks, or areas where water may be collecting. Inside, check air filters, smoke and carbon monoxide alarms, and spaces that are easy to overlook during the week.

I find that home maintenance feels much more manageable when it becomes part of a regular routine rather than something saved for when a problem appears.

Pick one or two manageable projects this weekend and give your home a little attention. Small steps can make a meaningful difference.

Pay attention to the condition of the roof, HVAC system, plumbing, electrical systems, windows, and other major components. I also recommend thinking about how the home fits your everyday needs. Consider the storage, natural light, room flow, outdoor areas, and whether the layout can adapt as your lifestyle changes.

The goal is not simply to find a home that looks good today. It is to find one that makes sense for the way you want to live.

Having your own real estate agent means having someone there to represent your interests throughout the process—from understanding the builder contract and comparing incentives to reviewing upgrades, deadlines, inspections, and negotiating where possible.

🏠 Renting vs. Buying: Are You Paying Your Landlord’s Mortgage?

With rents continuing to rise, I talk to many renters who feel stuck.

One of the most common things I hear is:

“Roy, I’d love to buy a home, but I just don’t think I can afford it right now.”

But here’s something many renters may not realize:

You might be closer to qualifying for a home than you think.

One of the biggest misconceptions about buying a home is that you need perfect credit and a 20% down payment. That’s simply not always the case.

Depending on your qualifications, there may be several options available:

✅ Low Down Payment Programs — Some loan programs may require as little as 3% to 3.5% down.

✅ Down Payment Assistance — Certain programs may help qualified buyers with down payment and/or eligible closing costs.
