Today’s buyers are putting less money down. And that’s reassuring if you’ve been feeling priced out of the market lately.
The typical buyer put down about $23,400 in early 2026 – that's a 19% year-over-year dip, and the lowest down payments have been since 2021. How’s that possible?
A more balanced market and more moderate home prices are easing the pressure to put a big sum down. Plus, more buyers are opting for loans that require little or no down payments, like FHA and VA loans.
That combination is helping more people stop waiting and start buying.
So, if saving’s been the holdup, it’s time to explore your options. Reach out to get the information you need.

Pay attention to your health and wellness...you can accomplish so much if these are doing well. If you are having trouble getting started, just pick one good thing to do: drink one full glass of water first thing each morning, take an evening walk, or have family dinners with no electronics. These are just a few ideas.

When you are preparing to purchase your new home, take some time to think about your finances and/or do a budget. It can be illuminating to really see where you are spending your money ever month. Typically a new house payment is more than the current housing payment, so before you buy a bit ticket item factor that into your budget as well. You may need to decide which is more important: the new home or the big item. Or realize that the big ticket item will delay your purchase. It is best to think this through before either purchase is made.

The market has shifted, and that means negotiation is back on the table. Sometimes helping with closing costs makes sense. Sometimes another concession is the better move. But it’s normal for today’s market to require some give and take. The key is knowing what buyers are asking for in your area, and which compromises are actually worth making. Want to know what sellers in our area are negotiating right now? Send a message or drop a comment below.

There is always more to an answer than the first simple response you get. Home loan financing is the same which is why it is important to work with a loan officer/advisor as you get started. The upfront planning and information is what makes the process much smoother and much less stressful.
