Mortgage rates edged lower this week, bringing the average 30-year fixed rate to a four-week low. Combined with improving inventory, this could encourage more buyers to step back into the market. Staying focused and positive.

The 2026 California Dream For All (DFA) Shared Appreciation Loan program application window opens on February 24, 2026, and closes at 5 p.m. PDT on March 16, 2026.
This program offers up to 20% in down payment assistance for first-generation homebuyers, using a lottery system for selection rather than a first-come, first-served basis.
Key details for the 2026 program:
1. Application Window: February 24 – March 16, 2026.
2. Selection Process: A randomized lottery will select recipients.
3. Requirement: Applicants must obtain a pre-approval letter from a CalHFA Approved Lender (that's us!) before registering.
4. Preparation: It is highly recommended to gather required documents (ID, proof of income, lender letter) early.
