π‘ππΎThis one has a special place in my β€. This is a community where I had my very first sale, ever. Almost 10 yrs ago now. I door knocked this community quite a few times over my first 3 yrs in the business. I met a lot of the neighbors and always had a conversation with this one gentleman, Frank. Frank saw what I did in this community with the first 3 sales I had. We also had many talks about him and the community. We talked about his travels and experiences. He used to always tell me whenever he was ready to sell he would call me. Fast forward almost 8 years and I get a Call. It was Frank and his caretaker. Frank was in his 80s now and ready to sell. He had even put it in his will that I be the one to sell his home. He had my very first business card. π I have not spoke to Frank in almost 8 years and the fact he remembered me and wanted to use my service is tremendously heart warming. Frank was now back in Baltimore with a person very close to him. Janet. There were a lot of moving parts that went into this one. I am so grateful for Frank and Janet.. I had no idea that Frank would remember me and be true to his word. When you treat people like people and not just a number and actually build a relationship, people remember that. I know I will. Heres to Frank. And another Home SOLD Virtually. At a Record Breaking Price for the Community. Frank and Janet, I thank you. So very Much.

π It's Christmas time and that means Exxtra Claus has dropped off the gift of home ownership. Let me tell you about and . They had reached out to me about 3 months ago. And inquired about starting the process to look for their first home. They were a little concerned about the competitiveness of the market and the fact that they still had a while left on their lease. We went into detail about the process and talked about the timeline. My clients know that I work as slow or as fast as they need. It just so happens, that after a few weekends of home searching, they found a home that works for them and their family. Just across the street from the marina and a great park for their golden doodle. We were able to beat out multiple offers and secure a substantial credit from the sellers back to them through negotiations. This is very difficult in this hot sellers market. But we got it done. The best part, they took advange of near all time low interest rates and because the appraisal came in higher than what we offered, they moved in with equity! . Thanks so much Beth and Shea. Thanks for choosing and trusting me in this process and thank you so much for being such a pleasure to work with. You really helped make this process smooth and easy. The holidays are starting right and your new year is already off to a great start!

What are the biggest myths in real estate?
This infographic doesn't even cover the most frequent ones we hear. For example, Myth- You need 20% down to purchase a home. Thats False. You can do as low as 3-5% on a conventional loan.
Myth-A Price Reduction means something is wrong with the home. False-Theres a number of reasons why, but a lot of times its due to sellers/agents thinking they can get whatever they want because its a sellers market. Then buyers are not budging on over priced homes.
Myth-Well the Zestimate on Zillow Says.... False. Zillow is not accurate most of the time. Period.
So thankful for my clients to be able to be a first time home buyer and help their dreams come true in this crazy market.
