Everyone talks about saving for the down payment…
but nobody warns first-time buyers about the everything else phase 😅

The urge to fully furnish, decorate, upgrade appliances, buy patio sets, mount TVs, and turn the house into a Pinterest board on day one is REAL.

But here’s the thing:
homeownership is a marathon, not a speed run.

A lot of the “must-haves” can wait while you rebuild your savings and settle into your new monthly expenses.

A few things that drain bank accounts FAST:
1️⃣ Furnishing every room immediately
2️⃣ Fancy appliances and upgrades
3️⃣ Custom window coverings
4️⃣ Landscaping tools and outdoor furniture
5️⃣ Putting everything on credit cards for “points”

My advice?
Live in the home first. Figure out what you actually need before spending thousands.

The goal isn’t to have a perfect house in 30 days.
The goal is to stay financially comfortable after you get the keys 🔑

Nobody really warns couples about this part of buying a house together…

The mortgage is only one piece of it.
It’s the budgeting talks, the compromise, the “wait…you thought we were spending HOW much?” conversations 😅

Before you fall in love with the house, make sure you’re on the same page about:
• budget
• lifestyle
• future plans
• savings
• who’s paying for what
• deal breakers vs nice-to-haves

Because the strongest home purchases usually happen when both people plan like a team before escrow even starts. 🏡

I’ve seen couples thrive after buying together… and I’ve also seen stress hit hard when nobody had the uncomfortable conversations upfront.

The practical stuff may not be romantic, but it can save a relationship and a bank account 💸
