Im a little behind posting these before and after photos of my recent project! Here is a 1970s Austin home I renovated and updated back in June.
We gutted the kitchen that was not user friendly and outdated! We painted throughout the home and added new LVP flooring and higher baseboards throughout. They wanted a Mediterranean/Mid Century vibe and they love it!
I chose building materials and consulted with them on space planning and design elements.
It had a low ceiling with an attic entrance in the fur down behind the outdated fluorescent lighting in the kitchen so I had the attic entrance relocated, demo'ed the fur down to raise the ceiling and added lots of new LED lighting and cabinetry.
I closed off the second entrance to the kitchen to create more storage and functionality.
We put in a new backsplash and more electrical outlets. Added a stainless steel vent hood as they didn’t have ventilation before, and the kitchen was also outfitted with a new sink, faucet and reverse osmosis. I designed the new cabinet layout to accomodate their new appliances and maximize storage.
The living room received new LED disc lighting throughout, new flooring, new ceiling beam, gutted the bookshelf to create a media area to free up space, and added new furniture.
I chose a sputnik light in the dining room to add a more lighting for game nights and update the space.
The staircase received awesome Mediterranean tile on the risers and new flooring on the treads with a wine barrel stay as a handrail. We repurposed their old dining room light for the stairwell.
Bedrooms received new paint and ceiling fans, and the upstairs bathroom was previously updated and was their inspiration to follow through with updating the rest of the house.
My clients were really sweet and fun to work with, and I appreciated their prompt responses and communication.

About The Founder of Streamline
Working in the visual merchandising for large retailer such as JC Pennys, Agaci, and The Gap, Kathryn understands how important visual merchandising is and the impact it has on the consumer/buyer. She also attended the University of Arlington for Interior Design and earned her certification of course completion in 1990.
Her hobby, when not working, was Fine Art Photography. She developed a stunning portfolio and exhibited in several galleries in Austin. Her photography won awards such as People’s Choice, Best in Show, and Second Place in a International competition. Her work has also been published in Origins magazine, and Wyoming Wildlife magazine. Her love for nature and architecture were apparent in her body of work. She began taking professional photographs for real estate agents in 2008. Her natural ability to visual merchandise, as well as knowledge of design principles, naturally found her making suggestions on how to improve the properties before photographing them.
In 2011 Kathryn was invited to attend a RESA (Real Estate Staging Association) conference. This was the pivotal moment when she decided to align all her visual creative skills into one "Streamlined Vision." Kathryn opened Streamline Home Staging LLC in January of 2012.
