At this point we're not even sure it's a house.

Under Contract in Prudenville! 🎉
This one generated multiple offers, which is always exciting... but the goal wasn't simply finding an offer.
It was finding the right offer.
Price matters, of course. But so do timelines, contingencies, financing, occupancy needs, and making sure the overall terms align with what's most important to our seller.
After reviewing several strong offers, we helped our seller choose the one that checked the most boxes and put them in the best position for a successful closing.
Because in real estate, the best offer isn't always the highest offer.
Congratulations to our seller and thank you to everyone who showed interest in this beautiful lake area property. Now on to the next chapter!

One thing we've learned from helping older adults and their families over the years:
The biggest challenges usually aren't the house.
They're the conversations that never happened before the house became part of the equation.
Questions about future care.
Legal documents.
Family expectations.
The plan for the home.
Most families aren't avoiding these topics intentionally. Life is busy, and it's easy to assume there will be more time.
But when a health event, hospitalization, or sudden move happens, those conversations become a lot harder.
These are five topics we find ourselves discussing with families over and over again, and we wanted to share them in hopes that they help someone else start the conversation a little sooner.

Nobody has ever called us and said, "Our problem is that we don't have enough stuff." 😅
One of the biggest hurdles for seniors and their families isn't selling the house.
It's figuring out what to do with everything inside it.
The furniture.
The keepsakes.
The holiday decorations.
The boxes that haven't been opened since 1997.
The good news?
There isn't one right way to handle it.
Some families keep a lot.
Some donate.
Some hold estate sales.
Some hire clean-out companies.
And sometimes?
We simply sell the house with everything still inside.
No judgment. No pressure. Just finding the solution that makes the most sense for that family.
Because after decades in a home, this process is about a whole lot more than real estate 💗

Everyone loves the SOLD photo. But what happens after?
Hey! we do too...
But after the celebration comes:
✔ The key handoff
✔ The lockbox pickup
✔ The sign removal
✔ The final water reading
✔ The random follow-up calls that somehow always pop up
Real estate doesn't stop when the papers are signed at closing.
There's always a little cleanup crew work to do.
And while it may not make for the most exciting Instagram content, it's all part of making sure the job gets done right 😉
(And yes, we really do spend a surprising amount of time talking to utility companies, especially in a certain city we will not name...)
