Understanding The Benefits Of Using A Construction Manager:

A construction manager specifies the objectives of the project along with the plans. He or she determines the scope of the project, establishes a budget and schedule, creates requirements for performance, and determines who will be participating in the project. Resources are maximized in every area, including materials, labor and equipment, and various operations are implemented by means of properly coordinating and controlling all aspects of the project. As the Construction Management Association of America explains, duties of a construction manager typically fall into one of seven categories:
• CM Professional Practice
• Contract Administration
• Cost Management
• Project Management Planning
• Quality Management
• Safety Management
• Time Management

As many duties fall under the seven categories, companies need to look for specific skills when hiring a construction manager. Following are some skills a business owner wishes to see in the person they hire.
• Decision making
• Working drawings
• Human resources
• Mathematics
• Public safety

Construction Management can overwhelm the average business owner and result in him or her neglecting other crucial aspects of their enterprise. With the help of our firm, this is no longer an issue. Our team takes on this task, with various team members assuming the responsibility of planning, budgeting, coordinating, and supervising these types of large-scale construction projects from beginning to completion. Don't try to tackle a project of this size alone, as doing so could lead to cost overruns, delays, issues with authorities, and more problems. We work to ensure this is never the case by assigning the duties of construction manager and owner's representative to one individual in our firm. This guarantees a smooth project from start to finish.

5 Things to Consider When Building a New Home – Updated for 2023
When planning to build a new home, there are many things that should be considered, especially in a post-pandemic world. Here are 5 things to consider when building a new home.
1. Before you begin the building process, create a plan and a budget. A complete design plan makes it easier to estimate the expenses that you can expect during construction. Material costs have increased and continue to increase; if your construction budget was created 6 months old, you need to update it. Choose the materials that are readily available to avoid long lead times and expedited shipping costs.

2. Once you’ve created an initial budget, be sure to have a contingency plan in place for unforeseen circumstances that arise. Many residential construction budgets allow for a 10-20% contingency for unforeseen expenses. If the contingency isn’t used, consider saving that money for new furniture or other household expenses. This way, you’ll be able to stay on budget even if extra expenses arise.

3. For most people, it's unlikely that the new home they are building will be the last home they will ever own. When building a new home, keep its potential resale value in mind. Ask yourself if the features you're thinking about adding are trendy, going to appeal to others or add value to your home.

4. Get all documentation in writing. There is no place for verbal estimates in the construction industry. Your contract needs to list the specific items or services that you will be receiving. If the project needs extra work, amend the initial contract or have a new one created. You need to receive a Certificate of Insurance from your contractor. Most importantly, you need to have a notarized lien waver showing the contract total, the amount paid to date and the balance to be paid.

5. Track all expenses as they occur in a spreadsheet. Without updated records, it’s easy to overspend. Review your spreadsheet often and stay on budget as much as possible. Before making any changes, review and decide if any additional expense is necessary and/or practical.
