Common things we see on foundation pre pour inspections. Loose reinforcements, damaged/improperly overlapped v***r barrier, plumbing lines that are not completely sleeved, tendons that don’t have proper clearance from plumbing lines... All of these are incorrect applications and some of them can have serious repercussions. Code inspector was out today and gave it the go ahead with numerous deficiencies. Guess he didn’t want to work in the rain and assumed no one will know the difference 🤷‍♂️. Todays inspection we can clearly see how the electricians have opted to double the max breaker allowed to the A/C condenser per the manufacturer. There is a 40amp breaker on the A/C circuit, where the manufactures tag clearly states 20amp max fuse/circuit breaker. This is a great way to void the manufacturer’s warranty or damage the HVAC system down the road. Probably at your expense.

The builders will always tell you that these new homes go through multiple code and builder third party inspections and that there’s no need to hire your own independent inspector 🤷‍♂️. Well to me this sticks out like a sore thumb and all the builders inspectors missed it. Just another reason you should absolutely have your new builds inspected by an independent company in phases, pre delivery and before your builders warranty expires. Here’s a scary find! One of our inspectors found a bullet lodged into a shingle on the roof. Good thing it landed here and didn’t hit someone. Pretty sketchy for sure.

When you show up to your inspection and find the house flooded over night 🤦‍♂️. Kitchen sink was on and water was pouring from the water heater supply line that was disconnected. Bummer! Should have looped those water lines.

We recently had a client who was in a bind as the VA required a well water test days before closing. We didn’t do the home inspection but were called in for the extensive water test that was required. Got our samples to the lab and results were back at the earliest of the date range we were given. Super pumped we were able to come through for this agent/client when no one else could. Shout out to environmental labs for the fast turn around on the lab work.

Those dang roots! Keep clogging up the vacuum lines on the pump truck and these guys are having to stop and unclog it every couple mins. Earning their money today, lol. Started at 7:45 and cold as heck outside in Driftwood. Onto the home, WDI, well and rain water collection systems. @ Driftwood, Texas
