Greg Gardner, Realtor Nationally, home sales were at a seasonally adjusted rate of 4.1 million. That is up 1.2% from last month and up 1.7% YOY. However, that is down 35% from October 2021. Cost of food in Miami is up nearly 8% YOY. Ouch. For Texas and Florida, rising housing prices is main factor for inflation higher than the national average. For the other states, it is mostly utilities and food.

The key numbers for home sales from March.
Nationally, prices were up .4% from February and .7% YOY.
20-city composite: prices up .5% from February but down 1.1% YOY. The Southeast continues to be strong, up 5.4% while the West region was down 6.2%.
Atlanta had the 4th highest rise in the composite, up 4.5% YOY only behind Miami, Tampa, and Charlotte. Seattle and San Francisco were both down over 12%.
Home prices rise, squeezed by fewer listings, Case-Shiller index finds Case-Shiller 20-city home-price index was down 1.1% year over year in March.

Nationally, prices were up in January 3.8% YOY. Hottest markets - Miami (+13.8%), Tampa (+10.5%), and Atlanta (+8.4%). Cooling markets - San Francisco (-7.6%), Seattle (-5.1%), and San Diego (-1.4%).
Home prices cool in January, even falling in some cities, S&P Case-Shiller says Prices have been falling for seven straight months, but the decline was a bit smaller in January likely due to a brief drop in mortgage rates.

Existing-home sales in the South rose 1.1% in January from December to an annual rate of 1.82 million, a 36.6% decrease from the prior year. The median price in the South was $332,500, an increase of 3.4% from one year ago.
NAR: Jan. Sales Down 0.7% as Prices Rise 1.3% The U.S. has now seen home sales drop 12 months in a row, even as median sales prices continue to rise along with the number of for-sale homes on the market.
