One question I've been hearing for nearly 20 years in the mortgage business is:

"Jeff, don't I need 20% down to buy a house?"

The answer is usually no.

One mistake I see buyers make all the time is looking at homes for weeks before ever talking to a lender.

I completely understand why. Looking at houses is the fun part. You start browsing Zillow, find a few homes you like, and before you know it, you're mentally arranging furniture in a house you haven't even toured yet.

The problem is that I've seen buyers fall in love with a home only to find out later that their budget, down payment, or financing options weren't what they expected.

I've also seen buyers miss out on a great house because another buyer already had their financing lined up and was ready to make a strong offer.
